Earlier this week I had the good fortune to join Barry Armstrong on his radio show Financial Exchange on WRKO AM 680 in Boston. Amazon.com (NASDAQ: AMZN  )
This is a polarizing stock thanks to its lofty valuation and a leader who seems to really like spending money. I understand the concern some have that Jeff Bezos has too many things going on and is taking his eye off the proverbial ball. However, I choose to see it differently. In fact, I think that Amazon and Bezos really only have one iron in the fire, and that's the company's stated mission: "We seek to be Earth's most customer-centric company for four primary customer sets: consumers, sellers, enterprises, and content creators."

Arbor Realty Trust, Inc., incorporated in June 2003, is a specialized real estate finance company. The Company invests in a diversified portfolio of structured finance assets in the multi-family and commercial real estate markets. It invests primarily in real estate-related bridge and mezzanine loans, including junior participating interests in first mortgages, preferred and direct equity, and in limited cases, discounted mortgage notes and other real estate-related assets (collectively, structured finance investments). The Company holds a majority of its mezzanine loans through subsidiaries of its operating partnership that are pass-through entities for tax purposes or taxable subsidiary corporations. The Company provides financing by making preferred equity investments in entit! ies that directly or indirectly own real property. Its preferred equity investments typically range in size from $1 million to $75 million, and have terms up to 10 years.

Structured Finance Investments

The Company owns a diversified portfolio of structured finance investments consisting primarily of real estate-related bridge, junior participation interests in first mortgages, and mezzanine loans, as well as preferred equity investments and mortgage-related securities. As of December 31, 2011, it had 119 loans and investments in its portfolio, totaling $1.5 billion. These loans and investments were for 72 multi-family properties, 25 office properties, nine land properties, seven hotel properties, three retail properties, two condominium properties and one commercial property.

During 2011, the retail segment contributed 41.2%, of its total revenue.

Office

The products for its office segment primarily include rental of office space and other tenant services, including tenant reimbursements, parking and storage space rental. The Company�� office properties include Torrey Reserve, Solana Beach Corporate Centre, 160 King Street and The Landmark at One Market. Its office portfolio included six properties with a total of approximately 2.2 million rentable square feet available for lease as of December 31, 2011. As of December 31, 2011, these properties were 94.4% leased. During 2011, it signed 56 office leases for 233,213 square feet. During 2011, the office segment contributed 30.7% of its total revenue.

Multi-family

The products for its multi-family segment include rental of apartments and other tenant services. Its multi-family portfolio included three apartment properties, as well as an RV resort, with a total of 922 units! (includi! ng 122 RV spaces) available for lease as of December 31, 2011. As of December 31, 2011, these properties were 91.8% leased. Its multi-family leases, other than at its RV Resort, generally have lease terms ranging from 7 to 15 months, with a majority having 12-month lease terms. The Company�� multi-family properties include Loma Palisades, Imperial Beach Gardens, Mariner�� Point and Santa Fe Park RV Resort.

Mixed-Use Property

The products of its mixed-use segment include rental of retail space and other tenant services, including tenant reimbursements, parking and storage space rental and operation of a 369-room all-suite hotel. Waikiki Beach Walk Retail and Hotel is a mixed-use property. Its mixed-use property consists of 97,000 rentable square feet of retail space and a 369-room all-suite hotel. Revenue from the mixed-use property consists of revenue earned from retail leases, and revenue earned from the hotel, which consists of room revenue, food and beverage services, parking and other guest services. As of December 31, 2011, the retail portion of the property was 99.2% leased, and during 2011, the hotel had an average occupancy of 88.4%.

    From a technical perspective, PCO bounced higher here back above its 50-day moving average of $2.16 with lighter-than-average volume. This move is quickly pushing shares of PCO within range of triggering a near-term breakout trade. That trade will hit if PCO manages to take out some near-term overhead resistance at $2.22 with high volume.

    Traders should now look for long-biased trades in PCO as long as it's trending above Tuesday's low of $2.08 or above $2 and then once it sustains a move or close above $2.22 with volume that hits near or above 457,962 shares. If that breakout triggers soon, then PCO will set up to re-test or possibly take out its next major overhead resistance levels at $2.50 to its 52-week high at $2.71.

Government Properties Income Trust (GOV) is a real estate investment trust (REIT). As of December 31, 2011, GOV owned 71 properties located in 29 states and the District of Columbia containing approximately 9.0 million rentable square feet, of which 68.2% was leased to the United States Government, 17.5% was leased to eight state governments, and 2.1% was leased to the United Nations, an international intergovernmental organization.     Real estate investment trust�Government Properties Income Trust (NYSE: GOV  ) this week declared a quarterly common-stock distribution of $0.43 per share, to be dispensed on or about Aug. 23 to shareholders of record as of July 26. That amount matches each of Government Properties' three previous payouts, the most recent of which was distributed in May. Prior to that, it paid $0.42 per share.
